2. The Search

Selecting your perfect home will require research, expert guidance, and a deep understanding of the local market. I will help you differentiate between your requirements, needs, and wants, and assess each criterion to find the best fit while house hunting. 3. Making an Offer

So, you've found the perfect home that meets all your criteria, from a great location to just the right square footage. As your trusted agent, I will craft a strong offer and use my expert negotiation skills to ensure all your contract terms and contingencies are accepted. I will guide you through the logistical — and emotional — challenges of the purchase process, ensuring you are in a solid position before you sign on the dotted line.

4. Status of Offer

Once an offer is made, there are three possible outcomes: accepted, rejected, or counter-offer. I will clearly communicate the next steps for each scenario and, based on the results, we will tweak our strategy as needed to ensure a favorable outcome. In a competitive market, sometimes this process can require multiple submissions before securing an acceptance. My goal is to keep you informed and adapt our approach to secure the best possible deal.

5. Accepted Offer

Once your offer is accepted, several important steps follow. I will help you navigate contingencies, schedule and attend the home inspection, and handle any negotiations that arise until we reach the purchase and sale agreement.

If needed, I can connect you with a reliable title and closing attorney to ensure all legal aspects are covered. Additionally, I will make sure funds for the escrow deposit are properly managed. My goal is to provide comprehensive support throughout this critical phase.

6. Purchase & Sale

Once we reach the Purchase and Sale (P&S) agreement, I will provide comprehensive support to ensure all contingencies are managed effectively. I will keep track of the mortgage contingency deadlines and ensure everything is in order.

Additionally, I will assist in preparing for the smoke certification and coordinate the final walk-through to ensure the property is in the expected condition before closing. My goal is to make this phase as smooth and stress-free as possible.

7. Closing Table

At the closing table and beyond, I will ensure you are well-educated throughout the process. I will review the closing documents and financial commitments with the lender, verify the correct recording of the deed, and coordinate the transfer of keys.

After closing, I will be available to answer any questions you may have and ensure you always have easy access to contracts and documents, especially during tax season. My goal is to provide continuous support and make sure you feel confident and informed every step of the way.
